| Q: What is property styling? |
| Property Styling is twofold: When selling property, it is the technique of preparing, packaging and presenting a home in a manner that makes it appeal to the widest market, enabling it to be sold as quickly as possible at its highest and best possible price. When staying in a property, it is the technique of using existing contents of the home and rearranging them to their best advantage. Extra items are sourced where necessary, particularly for room or home redesigns. |
| Q: What is the role of a property styler? |
| Whether you are selling or staying, our role is to view your property impartially, and offer advice and help with styling and staging, decluttering and more. We can either offer recommendations or we can project manage the works for you. |
| Q: What are the benefits of property styling when selling? |
| The current market is a buyer’s one and competition is high, so you don't want to give buyers an excuse to make a reduced offer or go to the competition. Buyers are looking for a lifestyle and value in the space they perceive to be available and at their first viewing, they need to be able to visualise themselves living in your property. First impressions count and you only get one chance to make a first impression. Once you have undertaken either a verbal or written consultation, we establish if you wish to carry out the recommended changes yourself or if you want us to project manage the work for you. |

| We will visit your property for an initial consultation, when we discuss with you the best plan of action to maximize the aesthetic appeal of your home, taking the appearance of your property, target market and budget into account. We will then provide you with an obligation-free verbal or written report. |

| Shaping homes is a Milton Keynes based company who are genuinely passionate about what they do. Offering a full service menu – including property staging service, re-decoration, decluttering, accessorising, styling and furniture hire. Shaping homes can take a property from a slow sale to show stopping in a few steps. |
| Q: How much will it cost? |
| Our professional property styling services start from £175, but that is just one service we offer. Prices for all services available on request. |

| Clients who have invested 1% of the value of their property have typically increased the value by 10–15%! |
| Q: How long does it take? |
| Our property styling services range from a one-day property makeover, through to complete home furnishing and staging. Timescales are dependent on the level of work to be undertaken and the timeframe you would prefer. |
| Q: How does payment work? |
| Before work commences, Shaping Homes ask for a payment of 50% of fees along with the full cost of any goods or materials to be used. Once the funds have cleared, we can begin the agreed work schedule and purchasing of goods if needed. On completion of the job, the remaining 50% of the fees will be charged. |
| Q: What areas of the country do you cover? |
| Our client base is primarily located within the Buckinghamshire, Bedfordshire and Northamptonshire areas; however previous projects have taken us to Birmingham, London and Surrey. |
